Introducing: The Enhanced Standard Commitment Clauses Resource (SCC)

Dear Members,

This week's Pop Up Webinar is something a bit different.  Rather than have a guest speaker, I want to hear from YOU.  Send me your stories or observations about the past two months of the pandemic.  Stories can be about work or your personal life.  Really.  Anything you think would be interesting to share (within the bounds of good taste, of course).  Michael Rothman and I will relay your stories for all to hear on the webinar (no names will be used!).  Ideas for stories to share:

  • Has your family discovered a favorite game to play together?
  • What have you learned you really CAN live without?  No need to get philosophical.  I am talking eyelash extensions, haircuts, pedicures, dry cleaning, spin classes, rhumba classes…….
  • What new skill have you learned?  Or what skills have you refined to a whole new level?
  • Interesting buyer stories, i.e., how have they handled day of closing walk throughs; craziest stories of why they can't come to closing at the last minute, etc.
  • Same thing for sellers.
  • How will closings be changed permanently as a result of the pandemic?
  • Tell us a great story of how you helped a buyer or seller who was in a personal predicament get their closing done.
  • Have you taken advantage of some down time to do things like clean up your email folders?  What about cleaning up your document files and getting rid of 20 year old forms, etc?
  • Travel plans have been totally upended. I googled the Top 10 tourist attractions in Florida:   Disney World; Universal Studios; SeaWorld; Kennedy Space Center; Daytona 500 International Speedway (??); Miami/South Beach; Busch Gardens; St. Augustine; Key West; Everglades (too many bugs!).  Where do you plan to go FIRST when you have the chance….and why?

Send your stories to me at mmurphy@thefund.com.  We will keep it private.  Remember:  these webinars are FREE, 30 minutes, Thursday at NOON.  Here's a link to register for this week. https://attendee.gotowebinar.com/register/1180372318741445391

Streamlined Commitments and the newly enhanced Standard Commitment Clauses. We have learned that Members have differing preferences as to how much detail we include in your commitments.  Some like less wording and others have indicated an appreciation for detailed instructions on how to meet commitment requirements to achieve a sound real estate closing.  We have taken your commentary to heart.

In the coming week you will receive an announcement concerning a more simplified style we have adopted within our commitment requirements that we have paired with a newly enhanced online Standard Commitment Clauses Handbook.   For many of these simplified clauses, the online Handbook now provides detailed steps related to meeting requirements and includes Fund Title Notes and standardized affidavits where applicable.  The May Fund Concept contains an article, Introducing The Enhanced Standard Commitment Clauses Resource (SCC), providing a more detailed introduction to the enhancements to the Standard Commitment Clauses.

Check out our newly enhanced Standard Commitment Clauses online. If you have questions about how to use the Standard Commitment Clauses online, contact underwriting by email at underwriting@thefund.com or by calling (800) 432-9594, prompt 2.  We hope you find this updated resource and updated commitment style useful.  Let us know what you think.

Lastly, the Government Targeting Ordering requiring the reporting of certain residential cash closings in Palm Beach, Broward and Miami-Dade counties has been extended through November 5, 2020.  You received a more detailed Alert last week but here's a link to the Alert here.  https://www.thefund.com/footermenu/news/news-fund-alert/alert-fincen-gto-extended-may-10.aspx

That's all for this week.  Let me know how we can help you.
